Peter and Ben were here yesterday and we were able to get some major work done. But first we discovered a problem and we have no idea of the cause.
Water is always your worst enemy when it comes to living in your house. Water in the wrong places causes rot, mildew, mould everything we want to avoid in our new home.
So when we discovered a wet spot below the clean-out cap for the drains we knew we needed to find a solution. I removed the drywall in the hopes of see where the water was coming from but no signs of a leaking water line.
Peter thought maybe the drain line was plugged and backing up so we left the cap off and did a load of laundry. No back up or spillage from all the water going down the drain.
So where is the water coming from? Not sure but we will keep looking and try and find the source. If you have any suggestions send them along.
Another ugly water issue appeared when we decided to re-install the back door. This door never closed properly and we had removed the bottom sweep to allow it to close tightly.
Today Peter removed the door and frame and we started to do a complete new installation. When the door was out we discovered a very wet wooden frame, so wet when we ran our hand over it it soaked our hand. Not a good sign.
What had happened was the spray foam and been applied but gaps had been left and the warm air from inside had some very easy routes for getting outside. Once it reached the colder outside temperatures, condensation formed on the wood surface. Water and wood, not a good combination.
Once the door was re-installed and working properly we spray foamed all the areas around the door frame then sealed them with silicone seal. We will be watching for any signs of warm air escaping but I think this time we solved that problem.
Now if I could just figure out where the water under the clean-out cap is coming from.
While we were working on the "water issues" Mary was busy taping and mudding the hall.
We are getting so close to completing the drywall and Mary has become an expert in applying the mud and smoothing it out before it dries.
While all this was going on Peter and Ben also found time to install our bathroom shower doors.
Yea! Mary likes her bath, I like my shower. Now we are both happy.

It is snowing as I type. Looks so beautiful coming down in the forest. The red squirrels are enjoying our bird feeder.

In regards to your water leak mystery, check the flashing on the vent stack. It could be running down the outside of the pipe.
